What is Legionella?

Legionellosis is a collective term for diseases caused by legionella bacteria including the most serious Legionnaires’ disease, as well as the similar but less serious conditions of Pontiac fever and Lochgoilhead fever. Legionnaires’ disease is a potentially fatal form of pneumonia and everyone is susceptible to infection.

Why do I need a test?

Organisations or self-employed individuals who provide residential accommodation or who are responsible for the water system(s) in their premises are responsible for ensuring that the risk of exposure to legionella in those premises is properly assessed and controlled. All water systems require an assessment of the risk. The responsible organisation or individual can carry out the assessment themselves if they’re competent, or employ somebody who is.

What is the risk ?

Legionnaires’ disease is a notifiable disease. This means that if a doctor diagnoses the condition, they must tell the local authority under the Public Health (Infectious Diseases) Regulations (1988). The authority will try to identify the source of the outbreak and put in place any necessary precautionary measures. As a landlord, if you do not carry out the test you’re putting your tenants at risk of a life-threatening illness and also putting your business in danger.
